738 Lomita, El Segundo sold at $2,300,000

July was a solid month as expected in the El Segundo CA housing market. There were 15 homes sold which is higher than normal.  The median list price was $998,000 with a median sold price of $1,020,000.  Anytime the median sales price is higher than list price you know it’s a hot “sellers” market.  See the current homes for sale in El Segundo.

July 2018 Highest Price Home Sale in El Segundo

It wasn’t long ago that we were wondering if a $2,000,000+ home price was possible in El Segundo.  It then became a question of whether $2,000,000 would become a relatively common number.  We’ve seen several $2.0M price sales in the past few months.

July saw a big number as well with the sale at 748 Lomita in El Segundo.  This was a 2004 built Mediterranean home with 5 bedrooms, 4 1/2 bath and an estimated 4,000 square feet.  Priced and sold at $2,300,000 and listed by Lynn O’Neil of Beach City Brokers.

One Unusual Sale in El Segundo – 928 Eucalyptus

As I tell many clients I can sell any house it’s just a matter of price. The more work it needs to the lower the price but people will buy just about any home, in any condition. Having said that 928 Eucalyptus is an unusual sale at best. The home was under construction and that construction stopped several years ago. The home is framed and at one time would have been ready for some of the finishing work.  At this point, however, it looks more like a haunted house as it’s sat empty and unworked on for years.

The current owner has no blueprints or plans, and most likely the current home will need to be torn down and started over.  Continuing construction is always challenging as many of the items would need to be torn apart and put back together.

Listed at $1,550,000 it’s a tall order but if the construction can be continued where it left off….and that’s unlikely….it’s a very large home and will someday be the property the original owner envisioned.  One challenge is that a lender will not loan on a home like this so any purchase would need to be all cash.  Contact us for more info.

April 2018’s Big Home Sale in El Segundo – 321 Lomita

April was a solid month in El Segundo real estate with 13 residential properties closing escrow.  The most notable sale of the month was at 321 Lomita.  This was a beautiful newly remodeled single family residence with 5 bedrooms, 5 baths and over 3000 square feet.  While multi-million dollar luxury homes are common in nearby Manhattan Beach, it’s rare to see any homes sell over $2.0M in this small coastal community.  It’s especially rare for a remodeled and expanded home.  It wasn’t all that long ago that we were writing about whether a $2,000,000 sale was possible in El Segundo as that had been an unheard of price tag at one point.  The real estate market has certainly shown that El Segundo buyers are willing to pay over $2.0M for those special homes that come along.  View all of the current homes for sale in El Segundo CA or sign up for free El Segundo home alerts and know about new listings as soon as they become available.
