Real Estate Recap – March 2020 El Segundo Home Sales
March was a slow month for real estate in El Segundo with only 6 homes sold during a usually active month. The lowest priced sale of the month was located at as usual as it’s a larger complex and usually the the least expensive condo building in the area. The median asking price in March was $1,124,250 and the median sold price was $1,012,500 which may be an indicator that the current “sellers” market may be shifting a bit. The average price per foot for the month was $517. Average days on market was 55 but the median days on market was an impressive 9 days.

3 of the 11 Current Homes for Sale in El Segundo Located in Waypointe and Pacific Landing
At the moment there are only 11 homes for sale on the MLS in El Segundo CA. 3 of the 11 available homes are in the new construction complexes of Waypointe and Pacific Landing. While most of the homes in the communities have sold there are still a few on the market and given the current conditions that may be likely to remeain the same for a bit.

February Real Estate Recap – El Segundo Home Sales and Prices
February was a very slow month for closed home sales in El Segundo with only 7 homes sold during the month. Prices were solid as they’ve been over the past 18 months with the median list prices of $1,185,000 and a median sales price of $1,155,000. With the median sales price lately being near or even over the list priced that may indicate a slight cooling but one month of stats does not indicate a trend. Only time will tell. Average price per foot for sold homes in El Segundo was $845. Median days on market was only 10 which is fairly incredible.

January 2020 Real Estate Update – El Segundo Home Sales and Prices
January was certainly a slow month for new listings and homes for sale, but had a nice level of activity in terms of closed home sales during the month. There were 12 home sales during the month with a median list price of $1,249,500 and a median sold price of $1,250,000 meaning that, on average, homes sold for over the list price. Needless to say this indicates a market very favorable for home sellers. The median price per foot was $674.15. The biggest sale of the month was just under $2,000,000 for a tear down/lot value home on a huge 16,500+ foot lot.
Only one of the sales was in the new construction single family community of Pacific Landing and that was an almost 3000 foot home with 4 bedromoms at 928 Fairing Place. One other note is that although recorded as an El Segundo sale due to an error on someone’s part, the home that sold at 5220 Pacific was actually in the gated community of Three Sixty South Bay which is technically in Hawthorne….not El Segundo.

719 Maryland – 2019’s Highest Priced Home Sale in El Segundo
2019’s high sale of the year goes to 719 Maryland which was a new construction 5 bedroom, 3300* single family home in the heart of the community. Sitting on a nice sized lot of almost 6500 feet the home had a spacious backyard and the location was ideal with a real community/neighbhrood feel.

719 Maryland sold for $2,550,000 and sold prior to actually going on the market.
While it was not long ago that homes over $2,000,000 in El Segundo were incredibly rare…..there were 10 homes that sold over $2,000,000 during the year.
