While it’s the same size and a simliar top floor location, 770 Imperial #98 in the Pacific Sands complex, this condo is far closer to being ready for a new owner as is.  The one bedroom condo offers about 700 square feet and is nice and bright and overlooks the residential neighborhood of El Segundo as well as some ocean views.  What’s nice about this is that you get some of the good parts of the view without seeing much of the Hyperion water treatment plant.

We don’t know all the details on this condo in Pacific Sands as there’s not much information in the listing notes, but this is a probate sale in the condo complex of Pacific Sands on Imperial Ave.  This building has long been one of the best values in all of the South Bay and is actually walkable to the beach.  There are currently no photos of the unit so we are unaware of the condition but assume it’s in fairly rough shape.  At just over $300,000 the condition isn’t much of a concern.  

Pacific Sands is located just east of the Hyperion water treatment plant so that part isn’t ideal but that also puts it just a few blocks to beautiful Dockweiler Beach.

It was a fairly strong month for home sales in El Segundo with 9 home, townhome and condo sales during the shorter month of February.  The average “list” price was $1,152,656 with the average sold price of $1,181,556 meaning that homes generally sold well over the list price. The average price per foot for sold homes was $837 and the average days on market was 52 but the median was a very brief 8 before going into pending status. The Lowest Priced Home Currently for Sale in El Segundo

It’s not surprising that the lowest priced home/property for sale in El Segundo is a condo in the community of Pacific Sands. This is usually the case as this larger condo complex is often the least expensive way of owning real estate in El Segundo.  This 1 bedroom condo was just recently in escrow but, for obvious reasons, it’s now back on the market.  Priced at $459,000 this 700 sq foot (approx) condo even offers some ocean views.  Contact us for more information, virtual showing or private showing.

February Real Estate Recap – El Segundo Home Sales and Prices

February was a very slow month for closed home sales in El Segundo with only 7 homes sold during the month.  Prices were solid as they’ve been over the past 18 months with the median list prices of $1,185,000 and a median sales price of $1,155,000.  With the median sales price lately being near or even over the list priced that may indicate a slight cooling but one month of stats does not indicate a trend.  Only time will tell.  Average price per foot for sold homes in El Segundo was $845.  Median days on market was only 10 which is fairly incredible.
