February a Good Month for El Segundo Home Sales & Prices

11 Homes Sell at an Average of $1,442,636

February was a great month in terms of the number of homes that sold although prices on average were down from January.  There were 11 homes that sold in February compared with only 5 in January 2024. The average “asking” price was $1,440,727 with the average sold price for the homes in El Segundo that closed at $1,442,636 which was fairly typical although well down from the unusually high January in which homes averaged $1,777,200. Homes that sold averaged $839 a square foot which was a big drop from $1,121 a square foot in January. Homes averaged 35 days on market before going into pending status. The last condo we saw in this location, 770 Imperial #86,  was beyond a fixer and was a probate sale that required court confirmation.  This one is a bit simpler.

While it’s the same size and a simliar top floor location, 770 Imperial #98 in the Pacific Sands complex, this condo is far closer to being ready for a new owner as is.  The one bedroom condo offers about 700 square feet and is nice and bright and overlooks the residential neighborhood of El Segundo as well as some ocean views.  What’s nice about this is that you get some of the good parts of the view without seeing much of the Hyperion water treatment plant.

We don’t know all the details on this condo in Pacific Sands as there’s not much information in the listing notes, but this is a probate sale in the condo complex of Pacific Sands on Imperial Ave.  This building has long been one of the best values in all of the South Bay and is actually walkable to the beach.  There are currently no photos of the unit so we are unaware of the condition but assume it’s in fairly rough shape.  At just over $300,000 the condition isn’t much of a concern.  

Pacific Sands is located just east of the Hyperion water treatment plant so that part isn’t ideal but that also puts it just a few blocks to beautiful Dockweiler Beach.
