What an incredible month it was for home sales in El Segundo both in terms of the number of homes that closed escrow as well as the prices.    November 2021 was huge with 20 on market home, condo and townhome sales closing during the month compared with only 7 home sales in October.  The average “list” price of the homes that closed escrow during the month was $1,710,440 with the average “sold” price at $1,748,625 meaning that homes generally sold higher than the asking price.   Compare that with the average price of $1.17M a month earlier!  Homes averaged only 22 days on the market before going into escrow and the average price per foot was $878. October was a bit of a slower month for home sales in El Segundo and prices were down quite a bit as well.  This was primarily due to 4 of the 9 home sales being condos or smaller townhomes in some busier areas.  Not surprisingly the lowest home price of the month was located in the Pacific Sands building at 770 Imperial Ave.  This 2 bedroom, 1 1/2 bath condo closed escrow at $580,000.

Huge Jump in El Segundo Pending Home Sales in October

As housing inventory remains very low in El Segundo, this latest month will really deplete the number of active MLS listings with a huge jump in pending home sales. October saw 24 homes go into escrow which is the highest number we could track within the last 10 years.  With active listings at a near record low (7 as of 11/11) this doesn’t bode well for home buyers eager to find a home in this charming South Bay community.  View the active MLS listings and El Segundo homes here.
