There are big prices and then there are record prices.  This was almost the latter.  Closing at $3,900,000 this is the second highest sale price we’ve seen for an on market single family home.

The home offered almost 4,200 square feet on two levels.  The lower level offered 4 bedrooms and direct access to the grassy back yard.

Top floor featured the living areas along with the primary suite.  This level offered some nice ocean views and overlooked the spacious yard.

The location of the home was both a positive and a negative.  Just steps to downtown and El Segundo High School, the home was near everything….but a little too close.  It dealt with some traffic and congestion  and also backed up to a parking lot.

The home was built in 1988 but had a significant upgrade and remodel in the last few years.  This was a pretty big number for the size and location of the home..

While it’s the same size and a simliar top floor location, 770 Imperial #98 in the Pacific Sands complex, this condo is far closer to being ready for a new owner as is.  The one bedroom condo offers about 700 square feet and is nice and bright and overlooks the residential neighborhood of El Segundo as well as some ocean views.  What’s nice about this is that you get some of the good parts of the view without seeing much of the Hyperion water treatment plant.

April A Big Month For El Segundo Home Sales

It was a big month for home sales in El Segundo with 15 home, townhome and condo sales during the shorter month of March.

The average “list” price was an extremely impressive $1,813,667 with the average sold price of $1,852,200 meaning that homes generally sold well over the list price. The average price per foot for sold homes was $857 and the average days on market was an extremely short 14 before going into pending status. New Condo Hits the Market in Pacific Sands El Segundo

770 W IMPERIAL Avenue Unit#86, El Segundo, CA 90245

We don’t know all the details on this condo in Pacific Sands as there’s not much information in the listing notes, but this is a probate sale in the condo complex of Pacific Sands on Imperial Ave.  This building has long been one of the best values in all of the South Bay and is actually walkable to the beach.  There are currently no photos of the unit so we are unaware of the condition but assume it’s in fairly rough shape.  At just over $300,000 the condition isn’t much of a concern.  

Pacific Sands is located just east of the Hyperion water treatment plant so that part isn’t ideal but that also puts it just a few blocks to beautiful Dockweiler Beach.
