El Segundo Home Prices Top Redondo Beach Home Prices in 2020

For the first time in a long time, median home prices in El Segundo in December surpassed the median sales prices in Redondo Beach.  Take a look at the chart below to see the median sales price of homes in the Beach Cities for the past 3 years.

It was a great month for home sales in El Segundo…..especially for December.  There were 16 on market homes sold during the month which is much higher than usual. The median “list” price of the homes that sold was $1,862,000 with the median “sold” price at $1,781,750. Those are huge numbers for El Segundo. The average price per foot was $725 and average days on market was only 41.

The History of $2.0M+ Home Sales in El Segundo

The Luxury Home Market in El Segundo

It wasn’t long ago that a home sale over $2,000,000 in El Segundo was an extreme rarity.  Unlike neighborhing Manhattan Beach real estate, El Segundo isn’t known as a luxury market but that’s changing.

In 2013, 2014 and 2015 there was only 1 $2.0+ home sale each year and the common denominator was very large lots.  The home in 2013 was land value and the 23,000+ foot lot sold for $2,000,000 which happened to turn into 12 townhome that all sold between the high $700s and $800s. (now that’s a nice return)

2016 was the first year where this luxury price range started to be a bit normal in El Segundo with 5 home sales over $2,000,000.   After a slow 2017 there were 6 homes that sold in 2018 and 10 $2.0M+ home sales in 2019.

June 2020 Home Sales and House Prices in El Segundo

June was a solid month for home sales and home prices in El Segundo.  The 13 home sales was the most since November.  The median “list” price for the homes that sold was $1,249,000 with the median price they actually “sold” for was $1,325,000 which was impressive to say the least. That huge gap means most homes sold for well over their list price and certainly indicates a sellers market.
