Not unexpectedly December a slower month tor the el segundo real estate market

5 closed home sales at an average price of $1,036,500

December was a slow month for home sales in El Segundo with only 5 sold homes but that wasn’t unusual as December is often the slowest month of the year for obvious reasons. The average “list” price was $1,094,200 with the average sold price for El Segundo homes that closed at $1,036,500 meaning that homes generally sold way below the list price. The location of the home was both a positive and a negative. Just steps to downtown and El Segundo High School, the home was near everything….but a little too close. It dealt with some traffic and congestion and also backed up to a parking lot.

May a HUGE Month With 20 Closed Sales

It was a huge month for home sales in El Segundo with 20 home, townhome and condo sales during the Month of May compared with an impressive 15 homes in April of 2022.

The average “list” price was $1,529,385 which was actually down considerably from April in which list prices were over $1.8M. The average sold price for El Segundo homes that closed in May was $1,571,250 meaning that homes generally sold well over the list price. The average price per foot for sold homes was $904 and the average days on market was an extremely short 9 before going into pending status. El Segundo Real Estate Recap – May Home Sales At a Glance

Welcome to our quick recap for real estate in El Segundo during the month of May. Home sales in the city of El Segundo were way down with only 6 homes that closed escrow compared with 25 in May of 2019. On the other hand, house prices were very impressive with the median home price of $1,420,000. Homes that sold averaged only 19 days on market compared with 62 the year earlier.

El Segundo Housing Inventory Up……Sales Down

The good news for buyers is that the inventory of unsold homes in El Segundo is going up while the number of homes that are selling and closing escrow are going down. The number of active listings has gone up every month this year from 7 in January, 10 in February, 14 in March and 19 in April. The number of closed sales has dropped however from 13 in January, to 7 in February, 6 in March and only 3 in April. May may be on a recovery track with 6 closed escrow.
