May a HUGE Month With 20 Closed Sales

It was a huge month for home sales in El Segundo with 20 home, townhome and condo sales during the Month of May compared with an impressive 15 homes in April of 2022.

The average “list” price was $1,529,385 which was actually down considerably from April in which list prices were over $1.8M. The average sold price for El Segundo homes that closed in May was $1,571,250 meaning that homes generally sold well over the list price. The average price per foot for sold homes was $904 and the average days on market was an extremely short 9 before going into pending status. The highest price home sale in El Segundo for the month was a 4 bed/5 bath 3000+ foot single family home at 537 Richmond that sold for $2,650,000.

El Segundo Real Estate Recap – May Home Sales At a Glance

Welcome to our quick recap for real estate in El Segundo during the month of May.    Home sales in the city of El Segundo  were way down with only 6 homes that closed escrow compared with 25 in May of 2019.  On the other hand, house prices were very impressive with the median home price of $1,420,000.  Homes that sold averaged only 19 days on market compared with 62 the year earlier.

El Segundo Housing Inventory Up……Sales Down

The good news for buyers is that the inventory of unsold homes in El Segundo is going up while the number of homes that are selling and closing escrow are going down.  The number of active listings has gone up every month this year from 7 in January, 10 in February, 14 in March and 19 in April.  The number of closed sales has dropped however from 13 in January, to 7 in February, 6 in March and only 3 in April.  May may be on a recovery track with 6 closed escrow.

May 2020 picked up a little steam in terms of home sales in El Segundo with 6 closed escrows compared with only 3 a month earlier.  It was still a dramatic drop from one year earlier with 25 home sales in May of 2019.  View a chart of the past 15 months of active listings, pending escrows and closed home sales in El Segundo.
