At the moment there are only 11 homes for sale on the MLS in El Segundo CA. 3 of the 11 available homes are in the new construction complexes of Waypointe and Pacific Landing. While most of the homes in the communities have sold there are still a few on the market and given the current conditions that may be likely to remeain the same for a bit.
January was certainly a slow month for new listings and homes for sale, but had a nice level of activity in terms of closed home sales during the month. There were 12 home sales during the month with a median list price of $1,249,500 and a median sold price of $1,250,000 meaning that, on average, homes sold for over the list price. Needless to say this indicates a market very favorable for home sellers. The median price per foot was $674.15. The biggest sale of the month was just under $2,000,000 for a tear down/lot value home on a huge 16,500+ foot lot.
Only one of the sales was in the new construction single family community of Pacific Landing and that was an almost 3000 foot home with 4 bedromoms at 928 Fairing Place. One other note is that although recorded as an El Segundo sale due to an error on someone’s part, the home that sold at 5220 Pacific was actually in the gated community of Three Sixty South Bay which is technically in Hawthorne….not El Segundo.

Welcome to the new construction townhomes of Waypointe in El Segundo. While there has been a building boom for single family homes and smaller individual townhome buildings, new “communities” are certainly rare in the South Bay and in El Segundo. The main reason is that there’s just no land. It’s one thing to tear down an old home and replace it, but it’s another to find a big chunk of land and create an entirely new developement.
Waypointe and Pacific Landing in El Segundo are definitely exceptions to that trend.
Built by D.R. Horton, Waypointe is a townhome complex off of Imperial Highway consisting of 6 buildings with 34 new construction townhomes. The community consists of two buildings with 7 homes and four buildings with 5 townhomes. The homes are located on Imperial Ave, so airplane and airport noise are definitely a factor, but from the interior the builder went to great efforts to mitigate the external sounds that can be heard.
All of the homes are 3 story townhomes with 3 bedrooms and either 2 1/2 or 3 1/2 baths ranging from just over 1,200 square feet to just over 2,000 square feet.
Each has a 2 car garage and roofdeck.
Current Homes for Sale in Pacific Landing and Waypointe El Segundo CA
In an area where there is simply no space for “new” communities, it’s very rare indeed to see a new neighborhood pop up. El Segundo is seeing just that with Pacific Landing from Emerald Homes and D.R. Horton. Pacific landing consists of 24 single family homes ranging from the high $1.6Ms to the high $1.8Ms. The homes will all be slightly under 3,000 square feet with all being 4 bedroom and either 3 1/2 or 4 1/2 baths.
Located near 919 Camber Lane, the community of Pacific Landing is located in charming El Segundo. El Segundo offers a great community feel with it’s Main Street area of shops and restaurants, multiple parks, Dockweiler State Beach and award winning schools. As it’s the furthest north town in the South Bay, it’s also ideal for commuters and cut as much as 45 minutes off a drive each way.
