Lyon Homes Beginning to List 360 South Bay Homes on the MLS

In a shift from their previous sales strategies, William Lyon Homes are now starting to list many of their new construction properties on the local MLS making it easier to see and purchase with the use of a realtor.  Until now all new home sales were done through the Lyon Homes sales office as “buyers agents” were not involved and a realtors involvement often ended at bringing the prospective buyer through the community for an initial visit.  While they are still keeping the role of the buyers agent to a minimum, listing the homes on the MLS has been a definite shift in policy.

360 South Bay is a newly constructed gated community in the Hollyglen neighborhood of Hawthorne CA and offers new and newer homes with a great community feel, fantastic ammenities and is located in the award winning Wiseburn School District.

At Long Last….A New Listing in Fusion at 5406 149th

It’s been a while since there was a home for sale in Fusion in the South Bay, the gated townhome community in the Hollyglen area of Hawthorne. Fusion-South-Bay Ideally located just east of Manhattan Beach, it’s is a fantastic alternative to Redondo, Manhattan and El Segundo.  Prices would be exponentially higher if it were located just across the street, but the location still offers residents easy access to the active South Bay lifestyle with the beach, dining, shopping and more close by.

The current unit for sale is a “C” floorplan (see our video walkthrough of a different Fusion C townhome for a sense of the layout) which offers a very open kitchen/dining/living room areas with 2 bedrooms and laundry upstairs. The C floorplan also offers a 2 car attached garage.  The ammenities of the complex include pool and spa, small playground, half basketball court and various exercise stations.

Located at 5406 W 149th Place unit #18, (see Fusion South Bay map) it is priced at $499,000 which, in our opinion, is low and would be a good deal for the buyer that purchases the home.  Square footage is listed as 1,110 by listing agent Young Kim of Landmark, but in our experience the square footage is actually larger when measured.

Home Inventory on the rise in Hollyglen

It’s been a while since we’ve seen more than just one or two single family homes for sale in the neighborhood of Hollyglen which may start to ease some of the pent up demand in this somewhat secret neighborhood. Although it has a Hawthorne mailing address, this great neighborhood is an unincorporated area and enjoys it’s own award winning school system known as the Wiseburn District. Hollyglen sits just north of Rosecrans and just west of the 405 freeway and has remained somewhat of an unknown jewel in South Bay real estate. I has the feel of Torrance neighborhoods of West Torrance and Southwood, with tree lined streets, schools within walking distance, and offer a very safe and social neighborhood feel. As of April 2, 2014 there are 7 single family homes for sale in Hollyglen, with 3 new construction in the 360 South Bay community, 2 additional homes in Del Aire (but west of the 405 so in somewhat similar neighborhood) priced from $544,000 (Del Aire) to $890,000 for a 4 bedroom new construction in 360. Prices for a 3/2 single family built in the 1950s, which most are, generally range lately between $640,000 and $690,000

Fusion South Bay – Affordable Alternative to El Segundo

Fusion South Bay Townhomes – Hollyglen, Hawthorne in the Wiseburn School District 

Fusion South Bay is a small gated community adjacent to Manhattan Beach just east of Aviation.  The homes were built from 2005-2007 and is technically located in the neighborhood of Hawthorne known as Hollyglen.  It is a unique area due to it’s location just east of Manhattan and El Segundo and offers it’s own award winning school system knows as Wiseburn.  The community features 2 and 3 bedroom townhome style condominiums and the community features some nice open space areas as well as pool and spa. 

Fusion is a fantastic alternative for buyers looking in the nearby cities of Redondo Beach, El Segundo and Manhattan Beach.  Due simply to the zip code, Fusion offers much newer, nicer and larger home options for a much lower price.

When we were at the peak of the market the townhomes in the Fusion complex drew a great deal of interest for many couples and singles priced out of the nearby Beach Cities. Fusion is technically on 149th Street in Hawthorne, but is just off Aviation Blvd  and directly across the street from Manhattan Beach. As the  market cooled so did the prices in Fusion and we saw smaller 2 bedroom townhomes selling below  $400,000 which was hard to believe.  The market has picked back up and prices are somewhat stable but the inventory of homes in Fusion continues to defy the norm and goes from no homes and high demand to multiple homes with less Fusion South Baybuyer interest all in short periods of time.

The homes are just a few years old and are a great option for those looking to live near the beach. Some of the benefits are:

Townhomes for Sale On The Rise In Fusion South Bay

The real estate market in Fusion South Bay doesn’t always follow the normal trends and patterns of some of the surrounding neighborhoods.  Unlike the surrounding cities of Manhattan Beach and Redondo Beach in which home inventory has been down and prices are on still on the rise, the market in Fusion comes in waves.  As of several months ago there were almost no homes for sale and when one came on the market it quickly sold.  The next few homes that became available were priced on the very high end and sat for some time (some still sitting) and as many of the newer listings were based on those prices there is an abundance of homes for sale ranging from the smaller A and B floorplans to two 3 bedroom units that are generally rare and not often on the market.  Fusion is a great alternative to the more expensive Redondo Beach, Manhattan and El Segundo.  The homes were built between 2005 and 2007 so they feel much larger and newer than anything in a similar price range found nearby.
