Bucking the trend of much of the South Bay, the El Segundo real estate market didn’t see all that much of a slowdown overall. There were 14 active listings compared with 9 in the previous October. Sold homes were up with 12 sales compared with only 7 last year. One major difference was the number of homes that went into escrow with a whopping 25 in October of 2021 and only 5 in October 2022.
Home prices were pretty incredible with a median price of $1,593,000 last month compared with $925,000 one year ago. Amazing!
October 2022 a big month for home sales and prices in El Segundo
12 closed home sales at an average price of $1,865,000!
It was a great month forboth the the number of homes that sold in El Segundo as well as the prices that they sold for. There were 12 homes that sold compared with 9 in September.
The average “list” price was $1,920,492 with the average sold price for El Segundo homes that closed at $1,864,583 meaning that homes generally sold below the list price.
The average price per foot for sold homes was $1052 which was over $200 more a foot than in September. Homes averaged 52 days on market before going into pending status.

There are big prices and then there are record prices. This was almost the latter. Closing at $3,900,000 this is the second highest sale price we’ve seen for an on market single family home.
The home offered almost 4,200 square feet on two levels. The lower level offered 4 bedrooms and direct access to the grassy back yard.
Top floor featured the living areas along with the primary suite. This level offered some nice ocean views and overlooked the spacious yard.

The location of the home was both a positive and a negative. Just steps to downtown and El Segundo High School, the home was near everything….but a little too close. It dealt with some traffic and congestion and also backed up to a parking lot.
The home was built in 1988 but had a significant upgrade and remodel in the last few years. This was a pretty big number for the size and location of the home..
