So how did January 2023 compare with a year earlier in terms of real estate market activity in El Segundo?

The start of 2023 was a very slow month for the real estate market in the South Bay…..and nowhere was it slower than El Segundo.   El Segundo had only one home sell and close escrow in January.  Compare that to 9 last year and you can see just how slow it was.  Having said that the one home that sold was over $3,000,000!   The numbers were:

Talk About a Slow Month – One Home Sale in El Segundo in January

Well there are slow real estate months….and then there was January.  Always a slower month due to the fact that most buyers pause their search during the December holiday season, the 2023 version took it to a new level.  There was a whopping one home that closed escrow in January.  Yikes.  Hopefully things will pick up as the weather warms up and the Super Bowl is behind us.

The good news is that the one sale was a big one……727 Mariposa was a 4000+ square foot home with 5 bedrooms and 5 baths that closed at a very impressive $3,130,000.

November 2022 a big month for home sales and prices in El Segundo

6 closed home sales at an average price of $1,138,000

November was a slow month for home sales in El Segundo with only 6 sold homes compared with the 12 that sold in October (which was a bigger month compared to the usual)

The average “list” price was $1,170,000 with the average sold price for El Segundo homes that closed at $1,138,833 meaning that homes generally sold below the list price.

The average price per foot for sold homes was $638. Homes averaged 45 days on market before going into pending status.

Bucking the trend of much of the South Bay, the El Segundo real estate market didn’t see all that much of a slowdown overall.   There were 14 active listings compared with 9 in the previous October.  Sold homes were up with 12 sales compared with only 7 last year.  One major difference was the number of homes that went into escrow with a whopping 25 in October of 2021 and only 5 in October 2022.

Home prices were pretty incredible with a median price of $1,593,000 last month compared with $925,000 one year ago.  Amazing!

12 closed home sales at an average price of $1,865,000!

It was a great month forboth the  the number of homes that sold in El Segundo as well as the prices that they sold for.  There were 12 homes that sold compared  with 9 in September. The average “list” price was $1,920,492 with the average sold price for El Segundo homes that closed at $1,864,583 meaning that homes generally sold below the list price. The average price per foot for sold homes was $1052 which was over $200 more a foot than in September. Homes averaged 52 days on market before going into pending status. There are big prices and then there are record prices.  This was almost the latter.  Closing at $3,900,000 this is the second highest sale price we’ve seen for an on market single family home.

The home offered almost 4,200 square feet on two levels.  The lower level offered 4 bedrooms and direct access to the grassy back yard.

Top floor featured the living areas along with the primary suite.  This level offered some nice ocean views and overlooked the spacious yard.
