At the moment there are only 11 homes for sale on the MLS in El Segundo CA. 3 of the 11 available homes are in the new construction complexes of Waypointe and Pacific Landing. While most of the homes in the communities have sold there are still a few on the market and given the current conditions that may be likely to remeain the same for a bit.
January was certainly a slow month for new listings and homes for sale, but had a nice level of activity in terms of closed home sales during the month. There were 12 home sales during the month with a median list price of $1,249,500 and a median sold price of $1,250,000 meaning that, on average, homes sold for over the list price. Needless to say this indicates a market very favorable for home sellers. The median price per foot was $674.15. The biggest sale of the month was just under $2,000,000 for a tear down/lot value home on a huge 16,500+ foot lot.
Only one of the sales was in the new construction single family community of Pacific Landing and that was an almost 3000 foot home with 4 bedromoms at 928 Fairing Place. One other note is that although recorded as an El Segundo sale due to an error on someone’s part, the home that sold at 5220 Pacific was actually in the gated community of Three Sixty South Bay which is technically in Hawthorne….not El Segundo.

November was a really strong month for home sales in El Segundo with 17 closed on MLS home sales. Given that El Segundo averages around 10-11 home sales a month 17 was a big number, especially when considering the time of year. November is not traditionally an overly active months for real estate in El Segundo.
The median “list” price for the month was $1,499,000 with a median “sold” price of $1,330,000 which is fairly unusual for the South Bay in November. It may be an indication that prices are softening or may just be a blip on the rader. We’ll need to see further trends to determine. See the 2019 El Segundo real estate trends below. Average days on market for the month was 54.
The lowest priced sale of the month was a 2 bedroom condo at 770 W Imperial Ave known as Pacific Sands. While this is a great starter complex, Pacific Sands is generally the least expensive housing option in El Segundo. The highest priced property sale of the month was a very large single family home located at 414 W Oak. Other notable sales were 510 E Imperial Ave, 516 E Imperial Avenue, 552 E Imperial Avenue which are all in the new townhome construction community of Waypointe and 926 Fairing Place which is in the new construction single family community of Pacific Landing.

As there’s just about no undeveloped land, new complexes and communities are very rare. Waypointe offers some nice homes with varying layouts.

The market for new construction is certainly pretty solid with 7 recent sales in the community of Pacific Landing with 2 more single family homes in escrow. Pacific Landing is a community of new single family style homes but D.R. Horton. Located just east of the airport off of Imperial, the homes offer a number of floorplans and styles. Of the 7 homes that have sold the median sales price has been $1,767,624 with an average price per foot of $590. The homes have all been built in 2018 with new homes being built as we speak. The homes were all 4 bedrooms and just under 3,000 square feet.
