14 Homes Sell at an Average of $1,579,643

September was a slow down from August but much better than in July.   There were 9 homes that sold and closed escrow during the month compared with 14 in August….but as mentioned that was an unusual month.

The average “asking” price was $1,387,111 with the average sold price for the homes in El Segundo that closed at $1,333,333 which was a drop from the August average price of $1,579,643. 

Homes that sold averaged $689 a square foot. Homes averaged a very short 20 days on market before going into pending status.

Two of the 9 homes that sold were condos in the Pacific Sands building located at 770 W Imperial Avenue.  As is normally the case they were the lowest prices during the month.

June 2023 was a great month for home sales in El Segundo with 14 closed home sales.

The average “asking” price was $1,546,843 with the average sold price for El Segundo homes that closed at $1,567,136 meaning that homes generally sold slightly below the list price. 

The average price per foot for sold homes was $898 which was a big number. Homes averaged 36 days on market before going into pending status.

The average “list” price was $1,065,286 with the average sold price at $1,027,981 compared to $1,705,340 in April

The average price per foot for sold homes was $872 and homes averaged a very brief 27 days on market before going into pending status.

The real estate market in El Segundo picked up just a bit in April with 5 sold homes but that was a dramatic improvement over the first few months of the year.

The average “list” price was $1,744,800 with the average sold price for El Segundo homes that closed at $1,705,340 meaning that homes generally sold slightly below the list price. 

The average price per foot for sold homes was $969 which was a big number. Homes averaged 49days on market before going into pending status.
