November was a really strong month for home sales in El Segundo with 17 closed on MLS home sales. Given that El Segundo averages around 10-11 home sales a month 17 was a big number, especially when considering the time of year. November is not traditionally an overly active months for real estate in El Segundo.
The median “list” price for the month was $1,499,000 with a median “sold” price of $1,330,000 which is fairly unusual for the South Bay in November. It may be an indication that prices are softening or may just be a blip on the rader. We’ll need to see further trends to determine. See the 2019 El Segundo real estate trends below. Average days on market for the month was 54.
The market for new construction is certainly pretty solid with 7 recent sales in the community of Pacific Landing with 2 more single family homes in escrow. Pacific Landing is a community of new single family style homes but D.R. Horton. Located just east of the airport off of Imperial, the homes offer a number of floorplans and styles. Of the 7 homes that have sold the median sales price has been $1,767,624 with an average price per foot of $590. The homes have all been built in 2018 with new homes being built as we speak. The homes were all 4 bedrooms and just under 3,000 square feet.
Welcome to the new construction townhomes of Waypointe in El Segundo. While there has been a building boom for single family homes and smaller individual townhome buildings, new “communities” are certainly rare in the South Bay and in El Segundo.
