Not unexpectedly December a slower month tor the el segundo real estate market

5 closed home sales at an average price of $1,036,500

December was a slow month for home sales in El Segundo with only 5 sold homes but that wasn’t unusual as December is often the slowest month of the year for obvious reasons. The average “list” price was $1,094,200 with the average sold price for El Segundo homes that closed at $1,036,500 meaning that homes generally sold way below the list price. Average sold price was about 100K lower than in November. The average price per foot for sold homes was $676. Homes averaged 40 days on market before going into pending status. Bucking the trend of much of the South Bay, the El Segundo real estate market didn’t see all that much of a slowdown overall.   There were 14 active listings compared with 9 in the previous October.  Sold homes were up with 12 sales compared with only 7 last year.  One major difference was the number of homes that went into escrow with a whopping 25 in October of 2021 and only 5 in October 2022.

Home prices were pretty incredible with a median price of $1,593,000 last month compared with $925,000 one year ago.  Amazing!

It was a slow month for home sales in El Segundo compared with May which saw an extremely impressive 20 home, townhome and condo sales.  June saw only 9 closed home sales.

The average “list” price was $1,707,111 with the average sold price for El Segundo homes that closed at $1,724,556 meaning that homes generally sold over the list price. The average price per foot for sold homes was $1094. Homes averaged an astounding 5 days on market before going into pending status.
