April was a VERY slow month for home sales in El Segundo with only 3 properties closing escrow during the month. The median list price was $1,098,000 with the median sales price of $1,100,000 meaning the three homes basically sold for full price. March was a slow month for real estate in El Segundo with only 6 homes sold during a usually active month. The lowest priced sale of the month was located at as usual as it’s a larger complex and usually the the least expensive condo building in the area. The median asking price in March was $1,124,250 and the median sold price was $1,012,500 which may be an indicator that the current “sellers” market may be shifting a bit. The average price per foot for the month was $517. Average days on market was 55 but the median days on market was an impressive 9 days.
February was a very slow month for closed home sales in El Segundo with only 7 homes sold during the month. Prices were solid as they’ve been over the past 18 months with the median list prices of $1,185,000 and a median sales price of $1,155,000. With the median sales price lately being near or even over the list priced that may indicate a slight cooling but one month of stats does not indicate a trend. Only time will tell. Average price per foot for sold homes in El Segundo was $845. Median days on market was only 10 which is fairly incredible.
November was a really strong month for home sales in El Segundo with 17 closed on MLS home sales. Given that El Segundo averages around 10-11 home sales a month 17 was a big number, especially when considering the time of year. November is not traditionally an overly active months for real estate in El Segundo.
The median “list” price for the month was $1,499,000 with a median “sold” price of $1,330,000 which is fairly unusual for the South Bay in November.
